What does my Mortgage Specialist need?

  1. Confirmation of your down payment.
    • Savings or investment statements over the last 90 days
    • Copy of the sale agreement (if the money is coming from the sale of an existing property)
    • Gift letter (if the down payment will be gifted to you from someone else)
    • Withdrawal from RRSP under Home Buyer’s Plan
  2. Employment and income verification.
    • Copy of your latest pay slip
    • T4(s)
    • Letter of employment
    • T1 General(s)
    • Notice(s) of Assessment (NOA)
    • Legal agreements to support a spousal or child support payment
    • Other compensation (disability pension, rental income, etc.)
  3. Any information regarding your existing home or properties.
    • Recent mortgage statement
    • Recent property taxes
    • Documents to verify heating costs and/or condo fees
    • Legal description of your property (property tax statement or purchase agreement)
  4. Personal Information
    • Void cheque
    • Name, address, telephone number of your solicitor/notary

Once you’ve picked out your new home, you’ll also need the:

  • Accepted Offer Documents (including any counter offers or amendments)
  • Full MLS listing (from your realtor)
